In Thailand foreigners can own condos 100% in their name. There is however a government rule on the total amount of units in a project that a foreigner may own. The ratio is 51% Thai nationals and up to 49% foreigners. This can lead to good investment opportunities if you get into a good popular location and get into the 49% quota as then it can later be sold to a Thai or a foreigner.
To purchase a condo in Thailand in your name involves some very basic paperwork which requires you to setup a bank account in your own name and then transfer money into Thailand to your bank account. When you are ready to purchase you will need a letter from the bank that the money to pay for the condo is yours and stating the total price of the condo and the amount you withdraw from your account. Getting a bank draft / money order is the best for payment and provides proof of the funds being used along with the required bank letter. You will also need a copy of your valid passport with an up to date visa and your name and your mother and fathers name written and translated into Thai. That is an overview of the basic requirements and most all Real Estate companies or agents can help you with the process of the transfer at the Land Office which is the government agency responsible for transferring the title.
